Terms Used
The Timeshare owner is referred to as "The Owner"
Registered Weeks: These are the weeeks you have to pay for even if you don't use them. If you have a newer contract, you may not ever have to pay for these until you use them.
Vacation Fair Weeks: refers to the weeks you pay for only if you use them. These generally have the 45 day prior limit for February and March
Usual Booking Process:
When a renter is identified, We book the week and add their name as a guest
We send only the confirmation number to the renter.
You send me the confirmation papers / electronic notice when you get them.
45 days or more before the week booked, the renter makes the final payment and I send you the balance due (minus the maintenance fee if I paid it).
We do not send the final paperwork to the renter until we get the final payment.
Our cancellation policy is for a full refund (minus my $100 processing fee) if they are before the cancellation deadline (45 days before check in) and no refund if they cancel after the cancellation deadline.
The cancellation policy late in the year is different. The final payment / cancellation deadline for November/December bookings is September 1.
Note: We have a 15 day buffer built into the cancellation deadline. If the renter cancels, we have lots of time to cancel your week.
We can reschedule it if it is a registered week. We can reschedule or get a refund if it is a vacation fair week.
we hold the deposit until after the final payment is made.
MayanRental.com Rights and Responsibilities
We will rent ONLY the weeks submitted on the Listing Form
We will notify The Owner of every rental that is booked within a week
We will adhere to the Booking Process listed above.
We will make payments as outlined in the Rates and Fees section in the schedule as outlined in the Booking Process above.
We will make every effort to act in the best interest of the Owner.
Owner Rights and Responsibilities
The owner agrees to allow their timeshare weeks to be rented out by

The Owner may remove any week from being listed at any time unless the week has already been committed to a renter by
MayanRental.com for rental
To prevent delays in getting paperwork to renters, the owner agrees to forward all confirmations for rented weeks immediately to John@mayanrental.com
The owner agrees to the rental rates listed below. It is understood that the Maintenance Fee is deducted
from the amount due to the owner. From time to time we may ask for owners willing to discount the amounts below, especially in the summer.
Windfall Profits and Split Units
When we at MayanRental use the owners week to generate more income, the excess (windfall) profit will be split between the owner and MayanRental.
In 2011 for example, when a Grand Mayan 2 BR is split, the income is $2290 instead of the usual $1690. This $600 extra will be split $300 to the owner
and $300 to MayanRental. This will also apply to early booking fees paid to Profile A plus owners and ocean front guarantees for
Profile A owners. This will also apply when normal Grand Mayan weeks are able to be used to book holiday weeks or Mayan Palace
weeks are used to book Cabo Grand Mayan.
Split Units: Therefore, when a two bedroom Grand Mayan is split into a one bedroom and a studio, the owner will get $1670 (instead of $1370). When a Mayan Palace is split into a one bedroom and a studio, the owner will get $1180 (instead of $955). This will not be paid until the second half is booked, to prevent confusion about how the maintenance fee is apportioned.
Note: These split arrangements do not apply to Grand Bliss or Luxxe.
MayanRental.com Owner Rates
All rates assume the owner pays the maintenance fee. If MayanRental pays the maintenance fee, it will be deducted from the amounts listed below..
If MayanRental pays the maintenance fee before the rate goes up for a given year, the owner must pay the up charge.
Mayan Palace and Sea Garden:

Note:Rates for Luxxe when used for 2 Grand Mayan units (2 BR and a studio for a condo) are the same as Grand Mayan rates. If we can get extra for golf, 80% of the extra goes to the owner.
Grand Luxxe Villa (also called Suite)
